The increase in new listings—up 26% from December and 48.6% year-over-year—has expanded inventory, providing buyers with more options. Price Stability and Affordability The MLS® Home Price Index remained relatively stable month-over-month at C$1,089,300, with a modest 0.7% increase from the previous year. Despite this stability, affordability challenges persist due to high home prices and elevated borrowing costs. The Bank of Canada's recent interest rate cuts, lowering the benchmark rate to 3%, aim to stimulate economic activity and improve housing affordability. However, economists caution that these measures may not be sufficient to counteract the affordability crisis, which could persist for years. Condominium Market Dynamics The condominium segment faces unique challenges, with sales of new units declining significantly, reaching the lowest levels since 1996. Factors such as investor retreat due to negative cash flow concerns, financing difficulties, and an anticipated oversupply—with approximately 31,000 new condo units expected to be completed in 2025—contribute to potential downward pressure on prices. Economic Uncertainty and Buyer Sentiment Economic uncertainty, partly due to recent U.S. tariff threats on Canada, has contributed to cautiousness among buyers. This sentiment is reflected in the ongoing low home sales, which continue to hover near 20-year lows. The surge in housing supply, particularly in the condo market, suggests that investors are increasingly looking to exit, adding further downward pressure on prices. Outlook for 2025 The Toronto Regional Real Estate Board (TRREB) forecasts a 12.4% increase in home sales and a 2.6% rise in average selling prices for 2025.
